Prior to design we proposed six (6) design schemes and variation for the exterior skin and roof envelope. From simple metal standing seam sloped roof and simple curtainwall to Kingspan roof trusses with barrel vaulted standing seam and glazed curtainwall systems. This provided the Staff to look at various views, scheme elevations and appearance to select the final scheme in design. Preconstruction was successful by establishing the design and 10-cost estimates to keep the project within the over all budget established by Lee County Port Authority.
Open book bidding process that allowed the owner actually be engaged live and in person the in opening of sealed on-line proposals from subcontractors. Owner had all subcontractors quotes same day of opening bids electronically.
Established a cash flow analysis for the owner to show potential cash flow per month for the 36-month duration based on $270.0 million allowing the owner and the funding sources know construction billing per month.
